The sprawling estate that was Richard Nixon’s presidential hideaway on the ocean in San Clemente has a new price tag: $57.5 million.

Dubbed the Western White House in Nixon’s era, the property was listed at $75 million in 2015, then went off the multiple listing service later that year. The home subsequently was priced at $69 million, and most recently at $63.5 million at the time it was taken off the market in December 2018.

Set behind private walls, the combined living space, including a main 9,000-square-foot main house and other structures, totals about 15,000 square feet. The stately home includes Nixon’s ocean-view office and an entertainer’s pavilion. The lush grounds sport a swimming pool and lighted tennis court. A catering facility, expansive lawns and a greenhouse also are part of the compound.

Nixon bought the estate on a secluded coastal bluff at the southern end of San Clemente in 1969. He called it La Casa Pacifica.

The property’s significance goes back for decades before that. Hamilton Cotton, a financial partner of San Clemente founder Ole Hanson, built the home in 1926. Cotton was a Democratic Party supporter who entertained President Franklin D. Roosevelt at the residence. As the story goes, the pair played poker there.

For nearly four decades, the 5.45-acre property has been owned by Gavin S. Herbert, Chairman Emeritus and founder of Allergan.

“We’ve always regarded it as a historic property,” Herbert once told the San Clemente City Council. “It’s like owning a big boat on the ocean. It gets a little rusted. We have projects going on literally every month to keep the property in order.”

Rob Giem of Compass is sharing the listing with Linda May of Hilton & Hyland.
